The Different Types Of Real Listing
        

Real listing is one of the most common ways to advertise a property. People search the Internet when they want to buy, sell, or lease a residential or a commercial property. In fact, it is a good medium that brings buyers and sellers or landlords and tenants together.

A homeowner has two options for real listing while putting a property on sale. Either he can opt for an FSBO (For Sale By Owners) listing or MLS (Multiple Listing Service).

FSBO listing

Owners who want to sell their properties on their own without hiring a realtor list their properties in FSBO listings. This method is generally used by individuals who want to save money on the realtor’s fee. There are various web sites on which FSBO properties are advertised. Some people prefer to buy properties through FSBO listings, as there is a good chance of getting the properties at cheaper prices. Since the seller does not have to incur the high costs of a realtor, he might give some discount to the buyer. Also, the buyer and seller get an opportunity to negotiate the deal themselves without the influence of the agent. However, there are some disadvantages of this real listing too. The buyer may have fewer choices with regards to the properties, and the seller would not get the benefit of the marketing and negotiation skills of the agent, which might delay the process of the sale of the property.

Multiple Listing Services

This is one of the most widely used methods of real listing. Multiple Listing Services consist of information about the different properties available for sale in an area. Buyers as well as realtors can access this information. To list the property, the real estate agent should be a member of the Multiple Listing Services. Since MLS increases the visibility of the property on sale, many sellers prefer this real listing. To list your property in MLS, you should hire a realtor, as properties for sale by owners are not allowed to be listed on MLS. Most realtors’ agents go through the properties on MLS, and therefore it increases the chances of a quick sale of the property. As MLS reaches a large number of buyers, it even helps the sellers to get good prices for their properties.

Both types of real listing allow the sellers to give a description of their properties. The buyers can search the properties depending upon the type of real estate they are interested in, like commercial or residential, condos, apartments, cottages or vacation homes and so on. The buyers even get the chance to tour some properties. One can also search according to size, location and prices in a real listing.
